If you're house hunting in New Zealand and you've come across a home with smooth, plaster-like walls, you may have heard the term "leaky home" whispered by a friend or agent. It's a fair question to ask, and it's one worth understanding properly before it puts you off a good property or, worse, before you buy a problem home without realising it.

What is monolithic cladding, in plain terms?

Think about the outside walls of a house. Some homes are covered in individual boards, like weatherboard, or in bricks, where you can clearly see the joins and edges. Monolithic cladding is different. It's one smooth, flat surface that covers the whole wall with no visible joins, a bit like the outside of the house has been coated in a layer of solid, painted plaster. It's often called a "plaster finish" or "stucco look" and it gives a clean, modern appearance. This style became very popular in New Zealand homes built through the 1990s and early 2000s because it looked good and was cheaper to build than other cladding types. The problem was never really the smooth look itself. It was how these walls were put together underneath.

The 1994 to 2004 risk window

Between roughly 1994 and 2004, a combination of factors came together to create what's now known as New Zealand's "leaky homes" era. Building practices at the time often skipped features that we now consider essential, such as a cavity gap behind the cladding to let any moisture drain and dry out. Many homes were also built without eaves, using untreated timber framing, and with cladding installed directly against the structure. When water got in, and eventually it did, it had nowhere to go and nothing to stop it from rotting the timber frame underneath. Homes built during this window, especially with monolithic cladding, are the ones most closely linked to moisture damage claims. That's why this specific decade gets so much attention from buyers, lawyers, and inspectors alike. It's worth being clear on one thing though: not every home from this era leaks, and not every monolithic-clad home is a risk. Plenty were built well, repaired properly, or constructed with a drainage cavity from the start. The build year and cladding type simply raise the odds enough that a closer look is worthwhile.

What a building inspection can tell you

A qualified building inspection is one of the best tools you have for understanding a property's real condition. An experienced inspector will check the cladding for cracking, staining, and areas prone to water entry, such as around windows, decks, and junctions. They'll often use a moisture meter to test suspect areas and look for signs of damage inside, like soft skirting boards, musty smells, or bubbling paint. This gives you a strong, evidence-based picture of the home's current condition. What an inspection can't confirm Here's the part that catches people out. A standard visual and moisture inspection cannot see inside the wall cavity without removing the cladding, which isn't part of a typical pre-purchase inspection. That means an inspector can tell you there are no current signs of moisture, but they generally can't guarantee that the timber framing behind an intact wall is completely dry or rot-free. If a home has no cavity system and was built in the risk window, that uncertainty is worth factoring into your decision, even when nothing suspicious shows up on the day.

For higher-risk properties, a more invasive inspection, involving small test holes or a specialist moisture survey, can offer far more certainty. The bottom line

Monolithic cladding itself isn't automatically a red flag, but homes built between 1994 and 2004 deserve extra scrutiny, particularly if there's no cavity system in place. A thorough building inspection won't give you a 100% guarantee on what's happening inside the walls, but it will give you the clearest picture available and help you ask the right follow-up questions before you commit.
