Once you've booked, we'll confirm a time directly with you and, if a real estate agent is involved, arrange access on your behalf. All you need to provide is the agent's name and contact details — we handle the rest. There's nothing you need to prepare at the property itself; our inspectors bring all the equipment required, including moisture meters, ladders, and torches for roof and subfloor access.

On the Day

Inspections typically take between one and two hours, depending on the size and age of the property. Our licensed inspector works through the home systematically, covering:

• Roof structure, covering, and guttering
• Subfloor space and foundations
• Plumbing, drainage, and electrical systems
• Moisture readings throughout the property
• Exterior cladding and weatherproofing
• Windows, doors, and interior finishes

You're welcome to attend and walk through with us — many buyers find it useful to hear findings explained in person as we go, rather than reading them cold in a report later.

After the Inspection — Your Report

Your written report is delivered within 48 hours as standard, with faster 24, 12, or 6-hour options available if your timeline is tight. Every report includes photographs and plain-language descriptions of anything we find, graded by severity, so you understand what's a minor maintenance item and what could affect your decision to purchase.

How Long Does It Take, Start to Finish?
